Auctioneering and asset disposal
Every mandate is handled by an experienced auctioneer, from the first assessment through to marketing, the fall of the hammer and final settlement.
How Our Auctions Work
Phil Minnaar Auctioneers conducts auctions through real-time webcast auctions and timed online auctions, depending on the nature of the assets and the sale. Both methods allow registered bidders to compete for assets in a transparent bidding process, with the highest valid bid becoming the leading bid, subject to the applicable conditions of sale, reserve price and any required confirmation.

Real-Time Webcast Auctions
A webcast auction takes place in real time, with an auctioneer conducting the sale as each lot is offered. Floor bidders, online bidders and approved telephone bidders compete against one another simultaneously. The auctioneer receives the bids from all three channels and manages the bidding until the highest bid is reached, subject to the applicable conditions of sale, reserve price and any required confirmation.
Timed Online Auctions
A timed auction takes place entirely online over a specified bidding period. Registered bidders can place bids on individual lots at any time before bidding closes. Where competing bids are received near the closing time, the bidding period may be extended in accordance with the auction rules to allow bidders an opportunity to respond. The highest valid bid at closing becomes the leading bid, subject to the applicable conditions of sale.
How We Manage a Sale
Every sale is different, but the underlying approach remains the same. Whether we are selling property, vehicles, machinery, agricultural assets or the contents of an estate, Phil Minnaar Auctioneers manages the sale from initial assessment through to final reconciliation.
- Assessment and mandate
We establish what is being sold, the circumstances of the sale and any requirements or approvals that apply. - Pricing and sale strategy
The assets are assessed and the most appropriate method of sale is determined. Depending on the mandate, this may include a live auction, timed online auction, webcast auction, tender or private treaty sale. - Preparation and presentation
Assets are documented, photographed, described and catalogued where required. Relevant sale information and supporting documentation are prepared for prospective buyers. - Marketing
The sale is promoted to the appropriate buyer market through relevant digital, direct and industry-specific channels. - Registration and buyer administration
Where registration is required, prospective buyers are guided through the registration process and any applicable FICA, deposit or sale-condition requirements. A refundable registration deposit of R50 000 applies to immovable property auctions and R10 000 to movable asset auctions. - Sale
Phil Minnaar Auctioneers conducts and manages the sale in accordance with the approved method, mandate and conditions of sale. - Settlement and reporting
Payments, buyer documentation and asset releases are administered, followed by a clear reconciliation and reporting to the seller or appointed representative. Where property is involved, the subsequent transfer process is handled through the appointed conveyancing professionals.
Property Sales & Auctions
Phil Minnaar Auctioneers markets and sells residential, commercial, industrial and agricultural property through both auction and private treaty sales.
For properties suited to competitive bidding, an auction creates a defined marketing period and brings interested buyers together to compete for the property. Property auctions can be conducted as real-time webcast auctions, allowing floor, online and approved telephone bidders to participate simultaneously.
Where an auction is not the preferred method of sale, the property may instead be marketed by private treaty, allowing offers to be negotiated directly between the seller and prospective purchasers.
The appropriate method of sale is determined according to the property, the seller’s requirements and the circumstances of the mandate.
Deceased Estate Asset Realisation
When a person passes away, their assets form part of a deceased estate, which is administered by an appointed executor. As part of the administration of the estate, certain assets may need to be sold to settle liabilities, create liquidity or facilitate the distribution of the estate to beneficiaries.
The auctioneer assists executors and other authorised estate representatives with the preparation, marketing and sale of movable and immovable assets that need to be realised.
These sales may involve an entire estate or individual assets such as residential and commercial property, farms, vehicles, machinery, agricultural equipment, household contents, furniture, collections and other personal or business assets.
Because deceased estates are administered within a formal legal framework, the sale is conducted in accordance with the executor’s mandate, the applicable conditions of sale and any approvals required for the particular estate.

Insolvent & Liquidation Estates
When an individual or business becomes insolvent, assets may need to be realised as part of the formal administration of the estate. In the case of a sequestrated estate, this is generally managed by an appointed trustee, while the winding-up of a company or close corporation is administered by an appointed liquidator.

These sales can involve anything from a complete operating business or property portfolio to individual vehicles, machinery, plant, equipment, stock, agricultural assets, office contents and other assets.

Depending on the operation, a dispersal may include tractors, vehicles, implements, machinery, irrigation equipment, workshop equipment, tools, movable infrastructure, farming equipment and other operational assets.
Agricultural dispersals are marketed beyond the immediate local area to reach farmers, contractors, agricultural businesses and specialist buyers who understand the equipment and its commercial value.
The objective is to manage the disposal in a structured and commercially effective manner, presenting the assets properly and exposing them to the strongest relevant buyer market.
Vehicles & Plant
Vehicles and plant assets are often sold when businesses are restructuring, replacing equipment, reducing fleets, closing operations or disposing of surplus assets.
These sales may include passenger vehicles, commercial vehicles, trucks, trailers, earthmoving equipment, construction machinery, agricultural equipment, forklifts, workshop equipment and other specialised plant.
The assets are assessed, catalogued and marketed to the appropriate buyer market, with relevant information made available to prospective bidders before the sale.
